how to create an Occupancy estimation model?

Hello, I'm new at Matlab, so if someone had any idea how to start, I'd be very grateful. I'm doing an air quality and energy consumption analysis in an enclosed environment. There are sensors measuring temperature, relative humidity, CO2 emission, illuminance, electricity etc. and I need to create an occupancy estimation model via these parameters.
The sensor data would be tested in one month period of time for 24h a day. Sampling rate at 60min. There are both analogue and binary type of data, depending on the type of request. I call the data rom an online server and then analyse them live. How to create a model to calculate occupancy using other parameters?

Do you have "true" occupancy data that you can train a model with? Do you have to estimate the number of occupants (like 1 or 3 or 42), or just "yes/no" whether there is at least one person inside?

The sensor can't tell how many persons there were, but it can tell if there was more or less movement/ dynamic. I.e.: the sensor measures 4-5 movements/hour between 9-10h, whilst between 12-13h more then 30/hour. i chose the mode where if there was at least 1 movement/hour, there was somebody there, so just 'yes/no'.
